So, you’ve decided to sell your house at 424 Dumpit Ln in the

Dreamside Subdivision.  This decision comes years after investing

hours and tons of sweat equity into what is likely your most prized

tangible asset, your home.
Kids have been raised here, family and social gatherings, disagree-

ments, happy and sad times, all have occurred in this, your, home.

The inevitable change in life comes, such as empty nest, job transfer,

death, divorce, upgrading, downgrading, and more, bringing with it

the need to sell.
Who do you trust to handle such a delicate transaction?  What do

you look for in the agent handling one of your most prized posses-

sions?  What will this agent do for you?

Consider the Following when Selecting an Agent:

Does the agent communicate effectively and listen? When you go

to the doctor, you want him to hear your symptoms before pre-

scribing anecdotes.  Monologues are not appropriate here just as it

wouldn’t be with the agent selling your home.  You haven’t sold a

home in many years or it’s just not something you do every day.  An

agent who will describe the expected listing process, give and dis-

seminate feedback throughout the listing, listens for your concerns,

and integrates them to your benefit is a winner for you.
Are they receiving many calls?  What’s the common feedback you’re

getting from showings?  There should be some clues to help you

make necessary adjustments timely.

Will your home get maxi-

mum exposure?

In an era where most shop-

pers start online, is your

agent presenting quality

professional photos, includ-

ing descriptive captions?

Are they exposing your listing to various spheres of influence,

multiple websites, and using social media?  More importantly, are

accurate details about your home presented, including highlighted

upgrades and improvements.
Is the agent experienced selling, or just working with buyers?

Do they know strategies to minimize losing valuable marketing

time dealing with a buyer’s lender?  There are many facets involved

in a listing:  working with buyer/buyer agent; inspections; apprais-

als; title; lenders; pest professionals; contractors; etc.  The right

agent effectively manages all of these aspects for you, anticipates

pitfalls from past experiences, and helps navigate you through it.
Knowing what counts when choosing the right agent = Happy Selling!
